The site at 142–150 Narrow Neck Road offers an opportunity to thoughtfully revitalise an underutilised area while celebrating Katoomba’s natural beauty and unique identity.
The proposal aims to deliver diverse housing choices, including affordable housing compound new dining and wellness experiences, and green public connections — all designed to complement the local environment and lifestyle.
Maintaining Katoomba’s charm and natural appeal is central to the proposal.
The development team is working closely with most reputable urban designers and landscape architects to ensure the project fits comfortably within the existing streetscape and enhances, rather than dominates, the surrounding environment.
The project team understands the importance of preserving Katoomba’s scenic views and character.
Design options are being refined to minimise visual impact, step down with the terrain, and ensure view corridors and vegetation buffers soften the built form.
We are currently in the early engagement stage, and the design is evolving based on technical studies and community feedback.
Your input will directly help shape how the project develops before it is formally submitted for assessment.
The design aims to complement Katoomba’s landscape and minimise environmental impact.
Key principles include:
Traffic and parking are key considerations in the planning process.
A detailed Traffic and Parking Impact Assessment is being prepared to ensure vehicle movements are safe and efficient.
The proposal includes a basement parking structure for residents, visitors and staff, dedicated loading areas to avoid congestion, and improved pedestrian and cycling links to encourage active transport.
The proposal includes measures to minimise noise and disruption during both construction and operation.
An Operational Plan of Management will ensure restaurants, serviced apartments and shared facilities operate responsibly with defined hours, acoustic monitoring, and quiet departure messaging.
During construction, works will be scheduled within approved hours to reduce disruption, and neighbours will be notified of any high-impact activities in advance.
A detailed Operational Plan of Management will guide how the site operates day-to-day.
It includes:
These measures are designed to protect nearby residents and maintain a peaceful environment.
Construction management plans will be developed to ensure safe access, minimal dust, and controlled noise.
Truck routes and delivery times will be carefully coordinated to avoid peak hours, and regular updates will be provided to nearby residents.
We understand construction can be disruptive — so we’re committed to maintaining clear communication channels throughout.
The proposal is intended to make a positive contribution to Katoomba’s local economy and community wellbeing by:
• Generating new local employment opportunities across the construction, hospitality and service sectors.
• Supporting local suppliers and trades, stimulating nearby businesses through increased visitor activity and resident spending.
• Delivering publicly accessible green spaces, gardens and walking paths that promote social connection, creativity and wellbeing.
• Encouraging tourism that respects and complements Katoomba’s cultural character and environmental values.
• Providing a mix of affordable and diverse housing options to support a range of household needs.
• Enhancing transport, pedestrian and cycling infrastructure to improve accessibility and connectivity.
• Embedding sustainable design principles through energy-efficient buildings, water-sensitive landscaping and reduced hard-surface coverage to protect the Blue Mountains’ unique ecology.
